PAINT

I feel the biggest overlooked problem in New Zealand homes is flaky or cracked paint. While cracking is normal due to our timber framed houses and the movement involved, we also seem to include this in flaky paint. Flaky paint generally has an underlying problem greater than yo can see, there is almost always a moisture issue. This may have taken years to show visibly but the damage under the surface could be dire. I would implore any home owner to be pro active about any loose paint, especially in corners of windows or doors.

This is an easy problem to keep on top of but is often overlooked. A small issue of a couple of hundred dollars can easily escalate into the tens of thousands (or more). Regular maintenance is key. It will save you money and stress. Above all you won't be "that home" when it's time to sell.

Land subsidence

You're fence or retaining wall is falling over.

While this is a small problem and not overly aesthetically pleasing, have you ever truly thought about what is actually happening.

Depending on the drainage and depth of retaining, this could be the issue that's causing the cracks in your walls.

Draught

If you live in a Villa or older house, you will understand waking up with wet blankets or clothes. This is directly related to the seals and, or insulation in your property. While landlords have been forced into complying to stringent rules for their tenants. There has not been an openly published paper for your average home owner.
